Plans for 350 homes in Staffordshire unveiled and 66 other planning applications across Staffordshire

Outline consent was granted by Stafford Borough Council for up to 2,000 new homes on land north of Beaconside in January 2020.
The application, passed by just one vote at a planning committee meeting, also included proposed a primary school, secondary school and two “local centres” to provide space for shops, restaurants and takeaways. The decision notice for the application was not issued until October 2022 however.
Now a reserved matters application has been submitted to the borough council by developer Bloor Homes for phase 1a of the development, earmarked for land north of Sandon Road, on the eastern side of the overall site north of Beaconside. It covers details for 350 homes, including access, layout, appearance, scale and landscaping, as well as proposed public open space, landscaping and drainage.

A planning statement submitted as part of the application said: “The Reserved Matters submission provides a sensitively designed development which will provide a range of well-designed new homes, along with provision of attractive and usable areas of public open space. The development overall will provide benefits to the existing local community, not only at the site itself, but through significant developer obligations delivered via the S106 Agreement which accompanied the outline permission.
“The detailed proposals provide a wide range of dwelling types, to meet local housing needs, including 12% affordable housing in accordance with the requirements of the S106 Agreement attached to the outline permission, in addition to the provision of high quality public open spaces to deliver benefits for prospective and existing residents. The detailed design has been developed with careful consideration given to the surrounding context, to ensure the scheme sits well within the wider Strategic Development Location site and with regard to existing development and development proposed to the west.
“The housing mix includes private/market, social rent, affordable rent and shared ownership homes to meet a wide range of housing needs including families, couples, first time buyers and elderly residents. Of the 42 affordable homes, these will be delivered through 10 social rent homes (24%) and 19 affordable rent homes (45.5%).
“The development will provide 2.79ha (6.89 acres) of public open space within Phase 1A. The open space provision includes a main public open space area to the west, a green corridor to the north of the phase, a pocket park, and a civic space
