Watling Real Estate has been instructed by Joph Young and Conrad Beighton of Leonard Curtis, joint administrators of Adam Carpets Ltd, to market the freehold industrial site jointly with Edwards Property Consultants.
Adam Carpets fell into administration in March as a result of adverse trading conditions within the retail sector, rising gas and electricity prices, and the increase in National Insurance contributions.

The company, an established family-run firm involved in the manufacture, storage, and distribution of high quality carpet, had operated from the site since the 1920s.
The property comprises a substantial freehold industrial and warehouse complex of approx. 154,743 sq ft on a large 6.6-acre site.

The site, which is a short walk from Kidderminster town centre, Crossley Retail Park, Kidderminster train station, Aggborough Stadium and Kidderminster College, has dual access off the A456 Birmingham Road and Hurcott Road and provides excellent connectivity via the major arterial A456 Birmingham Road to J3 and J4 of the M5, with direct access to Birmingham city centre.
Toby O’Sullivan, director within Watling Real Estate’s Birmingham office, said: “This is a unique opportunity for a buyer to acquire a site that offers existing and exceptional alternative use potential, notably for residential development, light industrial, or trade counter use, subject to planning.

“Industrial sites such as this rarely come to market and therefore we anticipate a high level of interest. We would encourage all interested parties to register their interest as soon as possible.
”Watling Real Estate and Edwards Property Consultants are seeking offers in the order of £4.5 million for the freehold interest, reflecting a low capital value of £29 per sq ft.
