First Port Loop homes go on sale this weekend

The first homes go on sale this weekend for a major new waterside development in Birmingham.

As well as finding out about the new homes at the Port Loop scheme, househunters will even be able to take a ride in the marketing suite, which is set up in a canal boat.

The homes are being sold 'off-plan' – made at a Midlands factory the modular units should be ready to move into early next year.

They are the first of 1,150 homes planned for Port Loop in Birmingham, which is being developed by Urban Splash and Places for People alongside partners Birmingham City Council and the Canal & River Trust.

Launching this Saturday – with Knight Frank acting as selling agent – the first 10 homes will be available with prices from £285,000. The homes are completely customisable, with buyers able to dictate the floorplans and layout of their home, choosing either a two or three storey model; their pre-specified, modular house designs will then be commissioned in the House Factory, rwned by Urban Splash in the East Midlands, where they will be constructed and then delivered to site ready for occupation in early 2019.

Speaking on behalf of the joint venture, project director Adam Willetts explained: “There’s a doubly exciting proposition for customers here; not only is this the first opportunity to live at Port Loop – one of the country’s most significant development sites – but there’s a chance to commission your own home, designed to suit you.

“Our joint venture has already delivered these homes on other sites, including at Smith’s Dock in North Shields, to great success, and we’re really excited about introducing the concept to customers in Birmingham.”

The modular houses will each come with views of the canal, parking, a private garden, and comprise of 1000 sq ft of space over two storeys, or 1,500 sq ft of space over three storeys. Customers will work with the onsite sales team to choose from a selection of floorplans which will allow them to determine whether the living and bedroom spaces are on the ground or upper floors, and whether the homes are open plan or with divided rooms.

Adam continued: “There’s such a huge amount of choice for customers, allowing them to create their ‘Grand Designs’ on a budget; the non-load bearing walls also mean that the property can be changed again in the future, so whatever designs are determined now, they can be adapted as each customer’s circumstance changes.”

Interested buyers can find out more by heading to a special sales and open day this weekend, with the event taking place on Port Loop’s very own canal boat which will be moored outside of The Distillery on Sheepcote Street from 10am. There they can meet the sales team and take a short ride down the canal as well as a short walk along the towpath to see the site.

The first phase of homes at Port Loop will comprise a total 77 homes, the first 40 of which will be available this weekend. Leader of Birmingham City Council, Ian Ward, added: “Port Loop has been a highly-anticipated project in Birmingham for many years, so we are delighted to see the first homes are going to be on sale so soon.”

The site will offer residents the opportunity to live in an environment where they can benefit fully from waterside living. Port Loop will be green by default, offering a rich and liveable neighbourhood where sustainability is second nature. As well as embracing the benefits of waterside living, the homes at Port Loop will be designed for flexible living, adapting to suit the lifestyle of those living in them.

James Lazarus, head of joint ventures at the Canal & River Trust, concluded: “Port Loop brings a really new and exciting vision of waterside living and customers will not be disappointed by what it has to offer. It’s a fantastic demonstration of how living by the water can improve both mental and physical health – we can’t wait for homebuyers to feel the benefits.”

Port Loop will launch on Saturday from 10am to 4pm; guests can enjoy refreshments while being the first to see the exciting new homes on offer at the development.
