A recent study held by Online Marketing Surgery and BLG Development Finance has revealed the 10 West Midlands areas that has seen the biggest increase in property values.
The 'House Price Change Report' uses data provided by the Office of National Statistics (ONS) to help rank neighbourhoods in the West Midlands by the percentage of change per house in September 2023 to September 2024.
The list helps not only helps to give a snapshot of the potential house prices for different areas, but also the neighbourhoods that are the most desirable for future homeowners overall.

Figures are often affected by closeness to schools and local amenities, house sizes and brackets, surrounding green land, and crime rate and frequency.
Listed are the top ten regions in the West Midlands that saw the sharpest price increase between September 2023 and September 2024:
1. Walsall North East, located in the borough of Walsall, had an average property price increase from £175,000 to £273,500, marking a 56.3% rise.
2. Smethwick East, in the borough of Sandwell, saw prices rise from £150,000 to £190,000, an increase of 26.7%.
3. Park Lane, within Wolverhampton, experienced an increase from £131,000 to £165,000, which is a 26.0% growth.
4. Metchley, part of Birmingham, had property values go up from £226,000 to £280,000, reflecting a 23.9% increase.
5. Stechford, also in Birmingham, witnessed an increase from £193,000 to £237,500, a 23.1% rise.
6. Coseley Wallbrook, situated in Dudley, saw prices rise from £187,475 to £226,000, amounting to a 20.5% increase.
7. Handsworth South, another area in Birmingham, went from £162,000 to £195,000, a 20.4% increase.
8. Walsall Wood, located in Walsall, had prices grow from £200,000 to £240,000, resulting in a 20.0% rise.
9. Brandwood End in Birmingham experienced an increase from £195,000 to £232,500, a growth of 19.2%.
10. Smethwick South East, in Sandwell, saw an increase from £175,000 to £208,500, which represents a 19.1% rise.
