Former Kidderminster music venue back on market for sale

The premises of Kidderminster’s recently closed 45 Live music venue are back on the market with property agents John Truslove.

The popular venue in Kidderminster closed its doors for the last time in April after hosting around 500 live bands over recent years, including local musicians and tribute acts as well as big names such as Brit pop band Sleeper and Tunde from the Lighthouse Family.

Ben Truslove, joint managing director of John Truslove, said: “There is a considerable amount of regeneration work going on in Kidderminster town centre at present, so these premises provide an excellent opportunity for a new business venture.

“While a new restaurant or pub operators is most likely, it could be used for a wide range of other leisure activities such as a gym, subject to securing planning permission.

“The landlord’s preference will be to find a tenant, and we are marketing the premises with a proposed rental figure of £30,000 per annum for a new business lease for three or more years.

“However, a long leasehold sale might be considered if a potential buyer could meet or exceed the £425,000 asking price.”

The 7,081 sq ft premises at 4 to 5 Oxford Street in Kidderminster town centre currently comprises a ground floor bar/restaurant forming part of a large commercial block. The property is at lower ground floor level and has ramp access and a staircase off Oxford Street plus separate access for deliveries through a gated yard to the side.

Oxford Street forms part of the one-way road system servicing the main retail area of Kidderminster town centre, including the Rowland Hill, Swan and Weavers Wharf shopping centres.
