A design and access statement submitted as part of the application said: “The proposal involves the construction of a new business park (Beacon Court) comprising of 18 small class E/B8 use commercial units on a currently vacant plot within a much wider commercial estate in a universally accessible location within the urban area.

"The proposal will provide a quality development of good, innovative design in a prominent gateway location and generate significant employment opportunities both during its construction and once in use.

“Access to the site will be from within the existing business park service road with two access points proposed into the site. The buildings will occupy approximately 40% of the site, with the remaining being made up of access roads, parking and paving with minimal soft landscaping to alleviate maintenance issues.

“All units will have a pedestrian access and roller shutter door facing the loop road.

"There will be three parking spaces per unit with 12 additional overflow spaces provided.”
