Who said buying a house had to leave your wallet empty?

Well for one lucky bidder it might be entirely the opposite.

SDL Auctions are all set to see the 'lowest priced house in the West Midlands' go under the hammer at their next Birmingham auction.

The three-bedroomed terraced house at 51 Leamore Lane in Walsall has been marked up at a starting low-end guide price of only £19,000.

Gurpreet Bassi, head of residential auctions at SDL Auctions, said: “We believe this Walsall property is the lowest priced house currently on sale in the West Midlands.

“This lot would make an excellent opportunity either as an investment purchase or as a first home, and we expect strong interest at our auction.”

The property, which could reach up to £24,000 plus, will be auctioned off on Wednesday October 18 in the Holte Suite at Aston Villa Football Club.

It will appear alongside a catalogue of 130 other lots, including another property which has been been tipped to draw competitive bidding.

The first floor, purpose-built studio flat in communal grounds at 26 Bromford Close, 152 Church Lane in Handsworth, Birmingham, has been marked up with a guide price of £15,000 to £19,000 plus.

It is thought to be the lowest priced flat currently on sale across the West Midlands.

Making waves at the other end of the price scale is a five bedroomed former farmhouse standing in more than four acres of grounds near Coventry.

With a guide price of £595,000 to £645,000 plus, the property on Bennetts Road North in Corley, which has been converted into three self-contained units called Grove Farm, The Annex and The Hayloft, is said to be easily converted back into a single dwelling.

Mr Bassi said: “These are great examples from a total of 130 lots at what we predict will be a busy auction.

“We have a wide range of properties available: all types of flats and houses, a number of plots of land for development and a good choice of commercial properties across the West Midlands and beyond.”

Other Black Country properties featuring in the auction catalogue include a three bedroomed semi-detached house at 66 Milton Street in Brierley Hill, with a guide price in excess of £30,000.
